Common Myths

  1. Myth #1 - I'll get the best deal on the house if I call the agent listed on the For Sale sign.
  2. Fact- That agent represents the seller and is contractually bound to get the best deal for the seller. It doesn't mean the agent can't work with you in a fair and professional manner, but it does mean you should not disclose confidential information to the agent.
  3. Myth #2 - The agent with the most listings in town is the best agent to call..
  4. Fact - Think about that. If an agent has that many listings to deal with, how much time do they have for buyers, especially buyers who might want to look at properties other than theirs? Many top agents are turning to team systems, so time might not be an issue, but it's something to ask about when you interview an agent.
  5. Myth #3 - If I have several agents looking for homes on my behalf, I'll find a house more quickly.
  6. Fact - Most agents, especially locally, have access to the same list of homes and having multiple agents does not increase your chances
  7. Myth #4 - I should find a new home first, before I sell the one I now have.
  8. Fact - If you find a buyer for your home first, you'll have more negotiating power in both the sale of your current home and the purchase of a new one.
